2015 Was a Year of Higher Sales, Very Low Inventory and Prices Back to Pre-recession Levels

2/1/2016

The Northeast Association of REALTORS® (NEAR) reported today that the combined sales of single-family homes in the 15 cities and towns from Boxford to Littleton in December 2015 had a median sales price of $345,000, an decrease of 6.2 percent compared with the median of $367,750 in December 2014. The median sales price for condominiums sold in December was $186,250, a 5.5 percent increase over the median of $176,500 recorded in December of 2014. This report is based on compiled data from the Berkshire County Multiple Listing Service, Cape Cod & Islands Association of REALTORS®, Inc., and MLS Property Information Network in Shrewsbury.

The combined sales of single-family homes in the 15 cities and towns from Boxford to Littleton in December totaled 319, which was 16.4 percent more than had been sold in December 2014. There were 120 condominium sales in December, compared to 106 in December 2014, an increase of 13.2 percent.

Commenting on the area’s home sales market, NEAR Linda Kody said, “The Northeast Region of Massachusetts was in line with similar geographic locations around the State in 2015. There was strong buyer activity, low inventory and low interest rates in December, which pushed up prices and landed the market back to pre-recession levels. Pent up demand will continue to drive the market.” She added, “Choice of REALTOR® continues to be vital in this market. REALTORS® remain well-informed about changes in market, consumer attitudes, interest rates and other critical factors.”

The Northeast Association of REALTORS® is one of 1,500 local chapters of the National Association of REALTORS®. Officially, NEAR covers 15 cities and towns from Boxford to Littleton, though it has members from more than 50 cities and towns in the Merrimack and Nashoba valleys as well as southern New Hampshire. The term, REALTOR®, is a trademark for use exclusively by members of the National Association of REALTORS®, whose members subscribe to a strict Code of Ethics.
