What is “REAL Commercial Real Estate”?
REAL Commercial is two courses built on four (4) 3.5-hour modules -  a total of 14.0 clock hours for both days. This training covers the most important aspects of commercial real estate including the market, leasing, negotiation, and investment analysis.  This training what you need to know to be successful in commercial real estate no matter what your level of experience.

You’ll notice the title is “REAL” commercial real estate.  Every part of these courses is from the real world and not theory.  These courses are filled with the practical, useful absolute “must know” information to be successful in the commercial space.  Or to decide if it’s right for you or not.

The instructor
Instructor Joe Still has been a commercial real estate broker since 1988.  I’ve been a course developer and an instructor since 1991.  He’s a Certified Commercial Investment member (CCIM) and a Certified Real Estate Analyst (CREA).  He’s done just about every kind of transaction you can do from leasing to land to development to investment sales.  He’s also trained over 40,000 real estate and business professionals and won 2 Instructor of the Year awards.

The Courses

Course 1
The morning session begins with the understanding the basis of the commercial real estate market.

  • Commercial real estate from zoning codes
  • T.I.’s
  • Variances
  • Parking issues
  • Conditional use permits
  • Variances
  • How to measure space

The afternoon session covers how to negotiate commercial real estate agreements. 

Topics:

  • Negotiation tactics
  • Using qualifiers in commercial transactions
  • How to read and negotiate with different personalities
  • How to change someone’s mind
  • How to make concessions the right way
  • Commercial real estate negotiation role play

Course 2
The Course 2 morning session begins with investment analysis of commercial real estate.  You’ll need an HP 10BII calculator or phone app for this module. 

Topics:

  • Using Time Value of Money to measure appreciation
  • Beginning Cap Rate
  • Advanced Cap frate
  • The APOD
  • Cash on Cash

The afternoon session is the leasing module.  This module is vital because it teaches how to create cash flow in commercial real estate. 

Topics:

  • How to find clients
  • The complete lease process from the tenant side
  • The complete lease process from the landlord side
  • The top 22 of the most important terms and definition in commercial real estate leasing
  • The letter of intent
  • Financial analysis of lease agreements 

The Alumni Center
Students of Course 1 + 2 receive access to the Alumni Center.  The portion of The Core Course website includes lectures, handouts, and additional problems so you can continue to practice and build your competence in the commercial real estate space.
